Traditionally, real estate agents have represented the interests of the seller in real estate transactions. That makes sense: the sellers have something to sell and they contact the real estate firm to have an agent take charge of marketing what they want to sell, so that they can continue with their daily routine instead of having to make appointments with potential buyers…most of whom end up not actually buying the property. Listing your property with a Realtor® saves a lot of inconvenience in that way, as well as in having a professional with you to offer assistance with every step of the sale.


Part of that assistance is advocacy: the listing agent is the seller’s advocate, promoting the sale in such a way as to make his client the most money. This is a good and right thing, as the listing agent works for the seller and has a duty to the seller to do exactly that.

But, who looks out for the
buyer in a real estate transaction? Who is the buyer’s advocate? That’s where a “house hunter”—a Buyer’s Representative—can be an incredible asset. A Buyer’s Representative does his best to assist the buyer in finding property that leaves the buyer without regrets; he helps find a property that meets the buyer’s needs and tries to acquire it in the way that is most to the buyer’s advantage. Since most sellers are represented by a licensed agent, it only makes sense that you would seek to level the field by seeking representation when you buy, too.

One of the reasons I became a REALTOR® is that I enjoy the pursuit of dreams—of helping others to explore what they really want and to have what they truly desire. While reality often brings us to accept less for some period of time, I like to see those stopping points not as ‘settling’, but as places where we live while we assess our goals and work towards ‘the next step’. In Buyer Representation, my goal is to listen to you so that I can help you find the best property available for you at that moment—the best setting and location, the best dwelling or commercial building, at the best price. As we go through properties that you have found or that I present to you, that listening continues, so that we can home in on that ideal property (or the ideal resting point while you continue to pursue your dream).

“The Harrison House Hunter” is Eric Stefanski, a REALTOR® in Harrison, Arkansas, who is committed to making the time to meet your individual needs. Supported by the decades of real estate experience of my teammates at Harp and Associates Real Estate Services and my Broker, Randy Moore, I offer you absolutely dogged diligence in the pursuit of all your real estate needs: housing, land, and commercial.

As a long-time resident of Arkansas and graduate of Harrison’s North Arkansas College, who left the Rogers-Pea Ridge area in 1983 to pursue advanced studies and to work in other states, I was thankful to ‘come home’ to Harrison in 2000. My time away made me appreciate Arkansas even more, and I am always delighted to share the joys of living in the hills of Boone County and all of the Arkansas Ozarks. Having moved more times than I like to remember during those years away from home, I’m very sensitive to the needs of those who are relocating, as well as to those who simply want to set down roots ‘forever’ in the area they’ve grown up in and already love.

Among other activites, I am a member of the Ozark Arts Council board of directors, and am always thrilled to talk about the cultural opportunities we have in our area, as well as our friendly and quiet way of life.
